Please note that the South Carolina Business and Law exam as well as the South Carolina Residential HVAC exam is required to be passed to obtain your contractors license.

Financial requirements:

  • All applicants must submit a credit report with their application. After passing the exams, Residential Contractors are required to obtain a Surety Bond of at least $15,000.
  • Experience required:

  • Contractor must show one year of experience under the supervision of a licensed residential builder or other appropriately licensed individual in the desired classification.
  • Pre-Approval for testing is required.
  • This license limits you to work on residential systems only. It covers Air Conditioning, and Heat Pump Equipment, LP & Natural Gas, including piping, Fuel Oil appliances and piping, ductwork & other associated trades.

    The first step in the licensing process is to gain pre-approval by submitting an application to the Residential Contractors Licensing Board documenting your experience and financial information.

    Once approved, applicants may take the necessary exams.

    To apply, contact the South Carolina Residential Builders Commission at (803) 896-4696. An application fee of $100 must be sent with the application when seeking pre-approval.

    Licenses renew July 1 of each even numbered year. The licensing fee for the Residential HVAC is $50 for 12 months or less and $100 for 12 months or more.

    The licensing fee is due after passing the exam.

    South Carolina currently has no reciprocity agreement with others states for this license, however it can be obtained without taking an exam if the applicant has a current South Carolina Home Builder License, a South Carolina General Contractor License, a South Carolina Mechanical License or has a current Master or Journeyman City or County license obtained by exam.

    There are currently no continuing education requirements for this license.

    • The South Carolina Residential HVAC exam is administered by PSI.
    • The fee for the exam is $75 and in order to pass you must answer 52 correctly.
    • The Residential HVAC exam is an open-book exam with 80 questions to complete in 4 hours.
    • The trade exam may only be taken three times in a 12-month period.
    • Topics on the exam include insulation; hangers and supports; sound, vibration & seismic control; heating and cooling principles; refrigerants; load calculations; testing, adjusting and balancing; controls; A/C and heat pump equipment; furnaces and heaters; chimneys, flues and vents; combustion air; ducts; ventilation and exhausts; safety; fuel gas; LP gas; fuel oil; piping.
